In the attached decision, the tenants weren’t happy with the condition of the apartment upon move-in and negotiated with the landlord for an early move out and return of most of their deposit. The landlord did not have to let them out of their lease but did anyway. The tenants then sued the landlord for triple the amount of the deposit that was not refunded. The court found that a deal is a deal and that the tenants could not agree to a deal and then sue the landlord for the difference.
Most people do not understand negotiations. This is one of those cases.
